“Hampden Villa” is a composite Victorian Georgian style and Victorian gothic style centrally located Nowra home.
Beautifully restored by the present owners, it again stands proud on its 2366m2 corner site.
The original land on which the home sits was part of the first land grant in 1855.
Lot 1 section 34 of 2 acres, 2 roods was purchased by a local business man George Tory for $- 7 pounds and 10 shillings. Resumptions by government for roads and housing still left the prominent corner site, now occupied by this impressive home.
The first recorded constructed central element of Hampden Villa was in 1881.
The two Victorian era wings were added over the next 15 years.
A sulky barn (since removed), paddocks for animals, varieties of gardens, fruit trees etc (evidence still remains) were other improvements.
Since 1910 the Booth family continuously inhabited the home until the passing of the last remaining daughter Alice Booth in 2002.
The following years saw a full architectural assessment of the history of Hampden Villa by noted architect Robin Graham, resulting in a substantial document recording virtually all of the recorded transactions and local history impacting on the property.
The accompanying photos show something of the current style and grace of Hampden Villa, but an inspection demonstrates the size of the rooms, the soaring 14 foot ceilings. The two front rooms contain full size bay style windows and two of the four bedrooms contain metal fireplaces with ornate mantle pieces – Hearths –
The restoration process saw all aspects of the home returned to a lot of its original glory with non sympathetic in fills removed; essential servicing replaced (power, water).
Paintwork painstakingly researched and applied a more useful bathroom. The kitchen was installed to replace the almost original fit outs.
A stroll through the “Villa” shows a warm, light home with practical living. Bedroom spaces, however still leaving a very real connection to its early roots.
In the last 12 months Shoalhaven City Council gave consent to a sub division allowing a block fronting onto Wilson Ave of 578m2. The style of roof incase of any home built on the land must be sympathetic to the external design of Hampden Villa but allows the new owner options to recover either purchase or maintenance costs.
