Real estate and business with fully equipped commercial kitchen. Torrens title This is a very important business in the centre of Carcoar that is central to tourism in the district. HISTORY When the town of Carcoar was founded in 1837, it was the third established west of the Blue Mountains , behind Bathurst and Wellington . As a centre for grazing and mining, the town flourished throughout the 19 th century, supporting more than seven hotels because of its convenient location equidistant from Bathurst , Orange and Cowra. This made it an important terminus for Cobb & Co. coaches. The railway did not come to Carcoar until 1888 and then it was only a branch line, the main line having been surveyed through Blayney to Orange some ten years earlier. Blayney grew and Carcoar stalled. Its opulent public buildings exuded a confidence in the town’s future that proved unfounded. Through the 20th century, Carcoar became a busy little town on the Mid Western Highway. By the 1970s, it had become a hell hole for truck accidents and was constantly polluted by diesel fumes. A bypass removed the traffic from the town and, with the encouragement of Blayney Shire Council, it has now become a picturesque tourist village. The whole of the central business district is heritage listed. The Bridge Tearooms is situated on the most prominent corner in the village, opposite the Courthouse (1882) and a popular picnic spot by the Belubula River . The current structure was built in 1927 and was operated by the Manning family as The Bridge Stores. In the 19 th century, the Free Trade Stores had occupied the site. After the highway bypass was opened, the building began its life as an antique shop and restaurant. The building facade is heritage listed with Blayney Council. The building comprises about 300 m 2 including a commercial kitchen, dining space for 35 patrons, a retail or display section and a 2/3 bedroom living area. The restaurant could be separated from the rest of the shop and used independently if desired. "The property is leased until the end of 2008."
