Dalebrook is built on 1.3 acres with the Belubula River on the boundary. Additional to the main house with upper verandah affording views of the village
and countryside are two self-contained cottages with loft style bedrooms.

with exposed brickwork has a Rayburn slow combustion stove which incorporates the house heating.

The two cottages "Woodstock & "Links" each comprise a large room with kitchen and dining facilities, a bathroom and loft bedrooms. These quaint cottages are fully furnished and have air conditioning.


Surrounded by pleasant gardens the property also includes a large solar heated salt water swimming pool, croquet green, double carport with additional off street parking.


A block to the rear of the property with river frontage is able to be subdivided.

River frontage entitles landholder to pump 2 megalitres of water annually for stock/domestic use.

History
John Links built "Dalebrook in 1880 and operated as a Baker and Confectioner.

In 1915 the property became a private hospital called "Atana', before being renamed "St Anthony's" until 1930. One of the bedrooms in the house was the birthing room.


The property was owned by various doctors over the following 30 years operating their practice out of a small room where the Conservatory is presently located.


It has operated as a guest house for various periods over the last 20 years and was purchased by the current owners 10 years ago. They have developed a successful Bed & Breakfast business which could provide an easy and rewarding additional income for the "Tree Changer".

CARCOAR

Carcoar has considerable historical significance in being the 3rd oldest settlement west of the Blue Mountains.  Carcoar was the centre for the surrounding pastoral district but there was also gold & copper mines in the area.
In 1878 the railway reached Carcoar and the government built a number of substantial buildings which are important for their fine architectural styling.
Carcoar has a picture book quality reminiscent of the old England which the first settlers tried to recreate in their new unfamiliar surroundings.
The main street of Carcoar, lined with verandah posts, has witnessed rural booms and recessions, gold rushes, bushrangers, bank holdups and the arrival of Cobb & Co coaches.
Today many tourists visit Carcoar which is heritage listed, to enjoy the ambience of village life of yesteryear.  Attractions include antique/fine china store, pottery gallery located in Court House, art/mosaic gallery, stoke museum, war museum, nursery, collectables shop, craft store, antique toy museum and two restaurants offering excellent meals.

Annual events of significance are the Australia Day Fair which attracts many visitors and requires the village to be closed to traffic and the Carcoar Show held in October every year and where a good Australian bush get together is had by all.
